Trobbu Tulum, a new luxury villa rental project, officially made its debut in January, introducing an all-inclusive option to the villa market. The development consists of 10 private villas, each with a modern, sleek design, surrounded by jungle. Each villa spans 2,745 square feet across three levels and includes three bedrooms, a private plunge pool and an outdoor bar and grill area.

The launch in Tulum marks the debut of the Trobbu Boutique Collection, which is already planning to expand to additional locations in Mexico. The company is currently developing a property in San Miguel de Allende, scheduled to open this year, and has announced future projects in Merida, Mahahual and Los Cabos that will open in the next three years. Other potential locations under consideration include Cozumel, Punta Mita and the Dominican Republic. Not all of the properties will be all-inclusive. 

Unlike traditional all-inclusive resorts, Trobbu Tulum does not have shared dining spaces. Instead, guests who opt for the all-inclusive package receive meals prepared by in-villa chefs. A concierge service is on hand for arranging activities like wine tastings, cooking and mixology classes and outdoor excursions like cenote snorkeling and yacht rentals. Wellness amenities include an on-site spa, a fitness center and yoga sessions.

How Trobbu works

According to Trobbu founder Elias Barbosa, the company's concept is designed to offer a more private alternative to large-scale resorts. 

"Trobbu aims to provide visitors the opportunity to enjoy a stunning villa with a full kitchen, living room and infinity pool at a similar price point per person, with up to seven other guests," he said.

He added that the decision to launch in Tulum was influenced by the airport and the area's global reputation as a travel destination.

"Tulum is a destination that is well-known around the globe," he said. "When we found out that the new airport was going to be built in Tulum, we knew it was the perfect time to become part of the location."

Growing space

Trobbu's expansion plans are guided by strategic factors, including tourism demand and hotel occupancy rates. "We ensure that we are able to build in a space where guests will be surrounded by breathtaking beauty and that there are several attractions nearby," Barbosa said.

As the company expands its footprint, each property will incorporate design elements that reflect its location. "Landscaping and the architecture of the villas will be the main way in which we will reflect the location," Barbosa said. 

According to Expedia's Unpack '25 travel trends report, we're headed into a new all-inclusive era. Forty-two percent of Gen Z travelers say an all-inclusive model is their preferred hotel type. Trobbu's Tulum property and its expansion into other top beach destinations will give all-inclusive travelers something new to consider.
